During the winter months, damp and condensation may cause problems in your home. Mistoria Estate Agents will look at solutions for you…

Condensation

The build-up of condensation is the most frequent reason for dampness in a home. It’s important to inform your renters that preventing condensation in the house is their responsibility. When you’ve installed extractor fans in bathrooms, make sure tenants know they should use them every time they shower or bathe.

It’s possible that a higher-powered extractor fan with an automatic switch on in time with the bathroom light would be beneficial. You won’t have to rely on your tenants remembering to turn it on if you invest in one. Extractor fans should also be installed above the kitchen range. If not removed, boiling water creates a lot of steam.

Open your windows often, especially in the kitchen and bathroom. They may be hesitant to do so during the chilly months, but ten minutes of opening each day will make a notable difference in condensation levels. Remind them that they must close and lock all of their windows before departing home every day.

Tell your renters not to dress in damp clothing on radiators. The water vapour combined with the hot air will rise and settle on walls and windows. You might want to provide a clothesline to motivate your renters to dry their apparel outside.

Rising Damp

Rising damp occurs when the damp course of a building’s bricks and mortar fails, allowing groundwater to seep through. As a landlord, it is your duty to repair the building’s wetness by installing a new damp course. The cost should not be charged to your renters. You should seek professional help; rising dampness is frequently misdiagnosed, so putting in a new wet course might be a needless expenditure.

Penetrating Damp

When water penetrates a structure via an external wall or the roof, it sinks into the building. This will almost certainly be caused by a fault with the structure, such as holes in the roof, clogged gutters, or cracks in the external render.

You are again responsible for ensuring that these problems have been addressed and the property is inhabitable. Most damp-related difficulties can be readily corrected. Make a note of any locations where dampness appears on your home’s exterior, then check it out from the outside.

When you’re done, use a salt scrub to exfoliate your skin and remove any remaining dirt. After that, apply some coconut oil or castor oil as a moisturizer. Around this region, you should be able to identify the problem quickly and repair it on your own with basic DIY. Consult an expert surveyor if the issue is serious. A comprehensive inspection of the whole property may be required to guarantee that dampness has not developed into wet rot, which would threaten the structural integrity of your home.
